Amazon Data Services, the data centre arm of Amazon Web Services (AWS), has expanded its infrastructure footprint in Mumbai by leasing an additional four acres of land from Larsen & Toubro (L&T) in Powai, according to a Moneycontrol report.The agreement, which spans more than 17 years, is estimated to involve a total rental commitment exceeding ₹650 crore. Under the lease terms, the initial rent has been pegged at around ₹69 lakh per acre per month and will increase by 3% annually. The deal also includes a lease premium of ₹72 crore and a cumulative rent-free period of 24 months spread across the tenure.The latest transaction builds on AWS' earlier leases at the same campus, where it secured 5.5 acres in 2022 and another four acres in 2023. With the new agreement, the company's total leased land from L&T in Powai has increased to 13.5 acres.L&T owns one of the largest land parcels in Powai, housing its offices, research facilities and multiple real estate developments, making the location an important hub for commercial infrastructure projects.The expansion comes as hyperscale cloud providers continue to invest in India's data centre ecosystem amid growing demand for cloud computing, enterprise digital transformation and artificial intelligence workloads.Also read: Amazon launches internal probe after fire at delivery partner facility kills two workersThe latest lease also aligns with Amazon's broader investment plans in India. In June, Amazon CEO Andy Jassy announced an additional investment of $13 billion to expand the company's data centre capacity in Mumbai and Hyderabad, taking its planned investment in Indian data centre infrastructure to $48 billion between 2026 and 2030.The company has said the investments are aimed at strengthening AI infrastructure, expanding cloud capacity, supporting businesses adopting advanced technologies and generating employment opportunities.
